Types
of Waterfront Properties
Southern
Maryland offers many types of waterfronts. If you prefer just a view,
the Chesapeake Bay or Patuxent River offer panoramic views. If your
desire is to keep a boat on your own property at a private pier, then
the creeks would be the answer. Some folks want any water, then maybe
a lake is acceptable.
Topography
The other factor is the topography of the land. This too can determine
the value. A very steep lot with limited access will not be as valuable
as a gradual slope to the water.
Legal Issues
With enactment of the Critical Area Law
back in 1988, development of waterfront property has been greatly curtailed
and sometimes impossible. The legislation had made existing waterfront
properties that are already developed more valuable and sought by many.

Pricing
Prices for waterfront properties vary widely, again depending on location,
size of property, topography and depth of water. Lake front property
may sell for under $400K.
A modest home with 5
or more feet of water depth at the pier may sell for well over
$550,000. If you are willing to travel more distance south away from
DC, the properties may be available for slightly less. This information
is conditional on many factors. Items that affect price are topography as stated, view, depth of water,
accessibility and of course the home and it's desirability and location.
